Description
Situated on the edge or as some have stated ‘the heart’ of a small tranquil hamlet very near to the traditional town of ‘Vayres’, a peaceful tranquil setting amidst the oak and chestnut woodlands of the Perigord Limousin National Park.
The traditional Limousin farmhouse, named ‘Cailloux’ (Little pebbles in English), built predominantly from meteorite rock, has been sympathetically extended into the adjoining granary, renovated to compliment the local style, with oak beamed ceilings and solid chestnut and oak floors and staircases, the entire roof was replaced, insulated and retiled professionally in 2006.

Through the Oak front door is a large, spacious family room heated with a large Godin Wood/ multi-fuel burner (heats the house), with kitchen area (all open plan) leading to a downstairs shower room (heated with under-floor electric heating), comprising a large shower area, basin, storage area including washing machine plumbing and WC.
From the lounge area, there is also access to the cellar (approx 20m2)and through hardwood double glazed French doors access to the rear tiled terrace and orchard. The master bedroom upstairs is spacious with large double bed and sofa bed, with side window overlooking neighbouring land and another window overlooking the granary interior, a fitted Velux roof window, plus an en-suite with a bath and WC. The attached Granary development will be completed by the 18th August 2009, it will offer an additional extensive open plan living area (and downstairs bedroom if required), with log burner hearth and exposed hardwood panelled ceilings, there is also a further double bedroom on the mezzanine floor with potential for future expansion of a separate upstairs office area and separate en-suite (including 3rd WC).
The granary downstairs is currently open-plan, the internal stone walls are newly re-pointed offering a mix of tranquil, traditional and modern styling, complimented by newly appointed electric up and down-lighters and wall lighting. Reclaimed hardwood, double glazed ‘French doors’ lead out to the commune courtyard. Solid hardwood flooring has been laid throughout, with an exotic hardwood staircase leading to the mezzanine and spectacular views from the 1st floor level across extensive woodland. All electrics and plumbing have been renewed or replaced in the last 3 years, the hardwood double glazing and rendered aspects of the granary are just over 12 months old, as are the majority of the window shutters and security measures, the Granary/Barn front aspects have been re-pointed in the last 12 months.
The cottage and granary is set in around 1/3-1/2 of an acre of grassed areas, which includes in excess of ten various fruit trees, including cherry, apple and pear, there are raspberry canes and ample space for reintroduction of a large vegetable plot, there is a large sun terrace to the front which is quite a sun trap, this leads to the detached hangar which currently offers secure dry storage but could with the relevant permission be converted into at least a separate one bedroom house. Parking is ample, with parking for at least 2 cars immediately outside of the property.
Drainage has now been provided for rainwater from the house to a soak-away towards the bottom of the rear garden.
About the area
This charming house is situated in the Haute Vienne region, the land of lakes and forests, an area of outstanding natural beauty also borders Charente with its vineyards, sunflower and corn fields and the much admired region of the Dordogne just 15 minutes drive to the south making it an ideal base to explore all these areas.
Visit the site of the 2nd Largest Meteorite strike on earth (suggested to have caused the extinction of the dinosaurs) or for the historians just off ‘the Route of ‘Richard The Lion Heart’’. On alternate days fresh bread, patisserie, vegetables and meat are delivered through local trades people from catering vans, listen out from 8am during the week (apart from Monday, The French extra Sunday) for the van horn’s as they announce their arrival.
Limoges (plus Limoges Airport with extensive links to the UK including Bristol and London Stansted) renowned for its porcelain, is 20-25 minutes away by road. The local town centres of Saint Junien, Oradour Sur Glane and Oradour Sur Vayres or local sporting/ swimming lakes at Saint Matthieu and Viseux are well worth a visit and are placed much closer.
