Craon (53400) is situated in the south of department 53 Mayenne Pays de la Loire.
It is a small market town known for its racecourse. It also has a Chateau, new swimming pool, camp site and hypermarket. Monday is market day and there are many quality patisseries. It is within an hours` drive from Laval, Rennes and Angers.
The house is a traditional stone built dating back to 18th century, with oak beams in 5 rooms. It sits at the bottom of one of the most picturesque, oldest streets in the town of Craon. The road winds from the old covered market place, down past houses some with columbage fronts towards the Church on the hill and the River.
It was substantially renovated between 2006 and 2011, with a new roof, total rewiring and new plumbing. In the centre of the building there is a substantial oak timber. The house is built around this timber with a renewed circular stairway from the ground floor to the attic.
The house surface area is 70 m2 plus a further back kitchen area with WC. There is also an unfinished room on the third floor, adding a further 20 m2 of area. The attic is convertible as, when the roof was replaced in 2006 two Mansard windows were installed at the front.
This property has a very small courtyard, but there is a small piece of land adjoining the courtyard. The owner of the land has expressed a wish to sell it.
Ground floor : Entry hall, sitting room with white beams, and access to a closed chimney, kitchen, utility area, WC with hand basin and a washing machine and dryer.
First floor : Up circular stairs to bedroom I with low beams and pine wood floor over the original red tomette tiles. Up a little further to Bedroom 2 with white beams, white tiled floor.
On same level there is a large bathroom with shower, WC and hand basin Terracotta painted beams and original Tomette tiled floor. There is enough space in the room to divide it to provide a study or box bedroom.
Round and up stairs to the third floor there is another bedroom which although decorated has a sloping floor with original tomettes and will need further renovation.
Continue up to the attic and there is partial pine flooring in place. The area is ready for renovation.
